How long does it take for you to build a garden office?
Most of our garden offices (and garden room builds in general) take just over 3 weeks to complete.
Can you create a garden office with storage?
Yes, we can create a bespoke garden office to your requirements, which can include internal and external storage space.
Do you supply an electrical certificate?
Yes, electrical certificates are provided for the electrics installed in our garden offices/studios/rooms.
What insulation do you use for your garden rooms?
We use Eco Therm Cellotex in our garden structure walls, floor and ceiling.
Is there a payment plan for your garden office?
Yes, payment plans are agreed before we start work on your garden room.
Do I need planning permission to build a garden room?
In most cases, no - garden rooms fall under permitted development. To qualify: single storey, no more than 2.5m tall if any part is within 2 metres of a boundary, and no more than 4m (dual-pitched roof) or 3m (any other roof) further back than that. All outbuildings on the property combined also can't cover more than half the garden. We'll check your specific plot on the free site survey and flag anything that needs a closer look. For anything borderline, such as conservation areas, listed buildings, or an Article 4 direction on your street, we'd always recommend checking with your local council directly too.
Can I use a garden room as a bedroom or separate living space?
No. Permitted development covers rooms incidental to the house, like an office, gym, or studio. A self-contained space with its own kitchen and bathroom for someone to live in independently counts as a separate dwelling, which needs full planning permission.
Do I need building regulations approval?
Building regulations are separate from planning permission, and typically apply once a garden room goes over 15 square metres of internal floor area, or if it's used as habitable space. We build to current building regulations as standard regardless of size, so you're covered either way.
Does an existing shed or extension affect what I can build?
It can. All outbuildings and extensions on a property count together, and combined they can't cover more than half your garden. If you've already got a shed, garage conversion, or extension, we'll factor that into the site survey.
Can I use a garden room all year round?
Yes. We insulate every room with Eco Therm Celotex in the walls, floor and ceiling as standard, so they're built for year-round use, not just summer.
What's included in the price?
Everything: ground clearance, sub-base, construction, insulation, electrical connection, EPDM rubber roof, cladding, windows, flooring, guttering, fascia, external doors (French or bifold, your choice), plastering, decorating, heating, waste removal, delivery, and concrete. Cladding style, window spec, flooring finish, and paint colour are also included and worked through with you before we start. Extras like decking, air conditioning, a WC, or a sauna aren't included as standard, but we'll price whichever ones you want at the site visit.
